This quarter, we are highlighting a significant achievemnt: a 16,300 sq. ft. 2 story office addition coupled with a 29,500 sq. ft., multi-phased office renovation at Norfolk Iron and Metal, where Beckenhauer Construction was hired as the Design Builder. As with most renovation projects, we faced several unforeseen challenges, from unexpected conditions on-site to longer-than-usual lead times on critical equipment such as HVAC systems, light fixtures, and other essential devices. However, our team’s proactive approach and strong collaboration with the owner and design team enabled us to successfully navigate these hurdles.
One particularly challenging situation arose when we discovered that the specified light fixtures wouldn’t be shipped until just a month before turnover of
Phase one. These fixtures required specific in-wall housing, which meant we couldn’t proceed with rough-in work until the fixtures were delivered. This had the potential to significantly delay our timeline. To mitigate this risk, we explored alternative fixtures that could be delivered sooner. By making these adjustments and implementing some out-of-sequence drywall work, we were able to reduce the schedule impact and successfully complete Phase 1 on time.
The key to our success was the strong relationship we built with both the owner and the design team, which allowed for a smoother resolution of issues as they arose. Additionally, one of the most notable aspects from a scheduling standpoint was the buy-in we received from several of our major trades on our LEAN pull planning. By identifying and scheduling tasks well in advance, these trades were able to maintain their regular manpower levels during the final three and a half months of construction, ensuring they completed their scope of work on time.
This project exemplifies the importance of flexibility, proactive problem-solving, and strong partnerships in delivering high-quality results, even in the face of challenges.
